If a new tenancy begins between now and 28 February 2026, can the landlord end the tenancy on a “no fault” basis? - Rental market Reforms

Yes. As your tenancy begins before 1 March 2026, the current rules will apply and your landlord can end your tenancy under any of the limited grounds for termination below, including on a “no fault” basis, provided they follow the correct notice periods and procedures. The rules for “no fault” evictions will change for tenancies that begin on or after 1 March 2026.

Grounds for termination:

  • Tenant breach of obligations.
  • The property is no longer suitable for the tenant’s needs,
  • Wanting to sell the property,
  • Needing the property for their own or a family member’s use,
  • Substantial refurbishment,
  • Change of use,
