Improving Management for Apartment & Duplex Owners

The Multi-Unit Developments Act 2011 sets out the rules for how apartment and duplex complexes are managed. Its main aim is to make sure common areas are looked after properly and that owners’ management companies (OMCs) run fairly and efficiently.

What does the Act do?

  • Gives apartment and duplex owners a say in how their development is managed.
  • Allows owners to influence service charges and sinking fund contributions.
  • Provides a way to resolve disputes.

What’s changing?

The Government plans to move responsibility for the Act to the Department of Housing, Local Government and Heritage. This will:

  • Streamline support for OMCs.
  • Improve oversight.
  • Lead to a review of the Act to strengthen how management companies work.
