New Act provides for stronger tenant protections and greater certainty and stability for tenants
Incentivises investment in housing and apartments to grow supply
The Minister for Housing, Local Government and Heritage, James Browne TD today welcomed the enactment of the Residential Tenancies (Miscellaneous Provisions) Bill 2026, with the President signing the Bill into law today.
The new Act’s provisions will come into effect for new tenancies created on or after 1 March 2026.
Tenancies currently in operation will see no change.
Minister for Housing James Browne TD emphasised:
“This Act will provide greater certainty and stability for tenants, and encourage an increase in the number of rental homes available, which we know is badly needed. Critically, there will now be a national system of rent control, across every single town and county and not just in zones across urban areas. Additionally, this Act will provide greater protection for tenants by significantly restricting ‘no fault evictions’ where a tenant is evicted through no fault of their own - I was determined to make sure this became a reality. Under this Act, tenants in Ireland will have the most robust set of protections they have ever had, and that has been central to the approach of this Act.”
“It is also important that we balance a need for far stronger tenants’ rights with the urgent need to grow the supply of rental homes available. This includes attracting more landlords of all sizes and retain existing landords who are providing homes to rent for people and families. This Act provides certainty, as well as robust policy conditions for that sustained increase in supply.”
