Momentum continues as latest commencement data shows continued growth in new home starts

3,423 new homes commenced in February

New data released today by the Department of Housing, Local Government and Heritage shows that the number of new homes being commenced each month continues to grow, indicating continued momentum in the sector.
The latest figures show that 3,423 new homes were commenced in February of this year, an increase of 232% compared to the same period last year. Combined with January’s figures, 5,469 new homes have commenced since the start of the year, an increase of 147% on the 2,214 units commenced during the same period in 2025.
This year’s commencement data, builds on the figures for 2024 and 2025 when a total of 85,723 homes were commenced, representing an increase of 43% compared with the combined total for the previous two-year period (2022 and 2023).
Minister for Housing, Local Government and Heritage, James Browne TD, said:
“These are strong figures, and it’s an important marker of momentum in housing delivery as a result of recent changes and a certainty around our housing policy and the market to build in.
“These strong commencements figures complement the uplift across all indicators across planning permissions, housing completions and social housing delivery - it reflects the real and sustained progress being made across the housing sector.
“Under our new Housing Action Plan, 'Delivering Homes, Building Communities', I have been determined to use every lever available to maximise delivery. This will require increased public delivery of social and affordable housing, but also a serious increase in private sector home building. Today's numbers suggest we are on the right track.”
Of the 3,423 units commenced in February, 1,760 (51%) are scheme dwellings, 1,336 (39%) are apartments, and 327 (10%) are for one-off units. A total of 40% (1,343 units) were in the four Dublin local authorities. By Local Authority, the most units commenced were in Dublin City (537), followed by Wicklow County (496), and South Dublin County (405).
