The Benefits of Modern Methods of Construction (MMC)

Modern Methods of Construction (MMC) refers to new ways of building homes that are faster and more efficient than traditional methods. These include:

  • Offsite construction (building parts of homes in factories)
  • Modular construction
  • Pre-fabrication
  • 3D printing
  • Onsite assembly of pre-made parts

MMC aims to deliver high-quality homes more quickly and at lower cost. Some or all of the structure can be built offsite, reducing labour and speeding up delivery.

Benefits of MMC

  • Homes built up to 40% faster
  • Lower costs and greater cost certainty
  • Improved quality
  • Less waste and better sustainability
  • More use of digital technology in manufacturing
  • Greater variety of skills in the construction workforce

MMC is already helping both public and private housing projects by saving time and money and reducing changes during construction.

For more details, see the Introductory Guide to MMC (2023) and the Standardised Design Approaches Study (2025).
