Sophie and Jack plan to enter a tenancy in a house on 1 March 2026 with a larger landlord (with four or more tenancies in rental accommodation). Will they have better security of tenure?
Yes
Rent controls will apply nationwide, protecting Sophie and Jack. Annual rent increases will be limited to general inflation (CPI) or 2%, whichever is lower.
Sophie and Jack can be certain that their tenancy will not be terminated by their landlord if they did not breach their obligations. If their landlord decided to sell, their tenancy could not be terminated. Any sale would proceed with Sophie and Jack remaining in situ.
