Noah and Éabha plan to rent from a small landlord with three or fewer properties on 1 March 2026. Will they have more secure tenure?
Yes
Rent controls will apply nationally, protecting Noah and Éabha. Their tenancy will become a tenancy of minimum duration (TMD) of six years, rolling into further TMDs. During each 6-year TMD, their smaller landlord will have limited grounds to end the tenancy. For instance, the landlord can only sell to avoid hardship, as defined by law, or if the home is needed for the landlord, their spouse, child (including stepchild, adopted child, and foster child), or parent (including parent-in-law).
However, if Noah and Éabha breached their obligations, a TMD could be terminated at any time.
