What is a BER?

A Building Energy Rating (BER) is an indicator of how energy efficient a property is. It allows potential buyers or tenants to compare the energy efficiency of properties.

How it Works?

Typically, properties with a higher rating e.g. ‘A’ rated homes, require less energy to heat, while homes at the lower end of the scale require more energy. The Sustainable Energy Authority of Ireland (SEAI) have responsibility for the management and coordination of Building Energy Ratings in Ireland.

What are the changes to the BER scale from 24th May 2026?

The existing A-G BER scale comprises 15 classifications. From 24th May 2026 this will be simplified to 8 classifications. A new classification know as A-Zero (A0) is being introduced at the top of the scale. This new class reflects the most energy efficient properties that do not use fossil fuels. Additionally, more information specific to your property will be available on the new BER certificate along with advice on how to improve your property’s rating

Why are the changes taking place?

The reason for the changes to the existing BER results from the Energy Performance of Buildings Directive. The goal is to standardise approaches towards building energy ratings across EU member state countries. Please note, existing BER certs are valid for 10 years from date of issue unless energy renovations take place.

How does this impact my BER?

Existing BER certs are valid for 10 years from date of issue unless energy renovations take place. BER certs issued after 24th May 2026 will use the new scale.
